If you are looking for a home on the Montenegrin coast, four towns often come up: Bar, Sutomore, Ulcinj and Budva. They are close to each other on the map but very different in character.
Below is an honest comparison based on what matters to people who buy or live here: how seasonal the town is, how busy it gets, what services are available all year and how easy it is to travel.
Budva: famous and busy
Budva, about 40 km north of Bar (around 50 minutes by car), is Montenegro’s best-known resort.
- Pros: lively atmosphere, nightlife, many restaurants, well known internationally
- Cons: crowded in summer, higher price level, strongly focused on the tourist season
Budva suits buyers who want to be in the middle of the action in summer. Outside the season it is much quieter, and in July and August traffic and crowds can be a downside if you plan to live there.
Sutomore: small and seasonal
Sutomore is a small resort about 10 km north of Bar.
- Pros: busy sand and pebble beach, lively summer atmosphere, close to Bar
- Cons: smaller and more seasonal, much quieter out of season, fewer year-round services
Because Sutomore is so close, people living in Bar can easily enjoy its beach and summer atmosphere for a day without living in the middle of the crowds.
Ulcinj: long sandy beaches
Ulcinj lies about 25–30 km south of Bar.
- Pros: Velika plaža, a very long sandy beach; a characterful oriental old town
- Cons: more seasonal, and further from the airports in Podgorica and Tivat
Ulcinj is a good choice for lovers of sandy beaches and for those who mainly visit in summer. For year-round living, the greater distance to the airports and the stronger seasonality are worth weighing up.
Bar: a real town by the sea
Bar is Montenegro’s port town and lives all year round.
- Pros: port with ferry to Bari, railway to Belgrade, marina, hospital, schools and markets; Podgorica Airport about 50 minutes via the Sozina tunnel; about 270 sunny days a year; long beaches such as Šušanj
- Cons: less nightlife and fewer glamorous hotspots than Budva; the centre near the port can be busy

Bar’s strength is that it works in every season: the port, railway and hospital do not close in October. For buyers who want to spend long periods here, or rent out outside the summer, that matters.
Why Šušanj in Bar is a balanced choice
In short:
- All-year life: Bar is strongest; Budva is mixed; Sutomore and Ulcinj are more seasonal
- Summer crowds: highest in Budva, lively in Sutomore, calmer in Šušanj
- Transport: Bar has a port, railway and quick access to Podgorica Airport
- Beaches: Ulcinj for long sand, Šušanj for a long pebble beach with a promenade
Šušanj, the northern part of Bar, combines the advantages of Bar with a calmer setting. Ilino is a quiet residential quarter 500 m from Šušanj beach and about 1.1 km from the centre, with shops, a pharmacy and a school within about 300–500 m.
