Purchase process

Step by step to your apartment

Transparent process, directly with the developer.

Selection & reservation

Choose your apartment and reserve with a €5,000 deposit. This blocks the unit for you.

Notarial pre-contract

Sign the preliminary purchase contract at a notary in Bar. 10% of the purchase price due.

Payment in installments

Payments follow the progress of construction — no interest, no bank loan required. The remaining 90% is spread across six milestones tied to visible construction phases.

4

Handover & final deed

At handover you and the notary sign the final deed. Keys are transferred immediately.

No transfer tax — free on title

You pay no property transfer tax. All developer and tax costs are already included in the purchase price. Notary and land-registry fees are, as is standard, paid by the buyer. No agent commission — you buy directly from the developer BM Development d.o.o.
